Today I want to talk to you about landlords to-do lists.
We all love a to-do list, (even those of us that say they don’t, they do).
I have one I made earlier, but I’m just going to touch on a few points.
It’s great news that you’ve got a rental property, that is fantastic, you’re halfway there in order to become an amazing landlord.
Now with regards to renting it out and getting a tenant in it what we need to do is make sure that it’s presentable for them and legally ready for them. So with the property just a couple of things to make sure that you have a look through first.
- You need to make sure you’ve got your certificates;
- Your EPC,
- Landlord gas safety certificate, and
- Your EICR report as well.
They are three legal documents that you need.
You need to make sure that you’ve got your smoke alarms on the property.
As you walk around the property have a look at it as though would you live in it yourself, so if the walls are heavily marked, the grass is overgrown, there’s a cracked window, would you live there? If not then you wouldn’t expect a tenant to live there.
Get all the necessary repairs sorted before you even start advertising the property so therefore it makes it look its absolute best when you’re doing viewings to attract the right sort of tenant for your rental property.
You need to make sure that you’ve got the necessary three sets of keys for the property; two for the tenants and one for your letting agent, or if you’re managing it yourself as a landlord then you want to make sure that you have a full set should the tenants lose them or misplace them.
